On the Rental Market: Industrial Loft Condo in Rittenhouse Square
Maybe "industrial" is carrying it a bit too far, but this condo for rent in The Hutton wouldn't look out of place in Callowhill.

Up until agent Leigh Calarco of MGC Real Estate Group dropped this condo for rent in a recently reworked Rittenhouse Square building in my email inbox, I would have said that the term “Rittenhouse Square loft apartment” described a thing that didn’t exist.

Behold living proof that such a creature does exist.

South Square Development in South Kensington to Break Ground This Month
Half of the townhomes are already under contract

South Square, a batch of three-story townhomes planned for South Kensington, is scheduled to break ground this month. Eight of the 19 townhomes are currently undercontract. 

It's been pushed back due to City Hall delays with it being summer and all, but as of right now, it's looking like July," Leigh Calarco of MGC Real Estate Group tells Curbed Philly.

One super-busy supermom shares her favorite stuff.

The mom: 
Leigh Calarco, mom to Skylar who’s two (“going on 14!”), wears a whole lot of hats: The longtime Philadelphian and Fairmount resident has four (four!) jobs at the moment. A former freelance lifestyle writer, she changed gears when she and her husband (a real estate broker and property management guru) bought a real estate brokerage in town. Their company, MGC Real Estate Group, is a joint effort, and Leigh is Vice-President (“boss lady”), Real Estate Agent (“meaning I search for MY next house all day, every day”), Social Media Coordinator (“‘like’ should be my middle name”); and Executive Assistant to her husband (“basically, I’m his b***ch”). It is, she says, “a lot of work, and a lot of fun … though more sleep would be amazing.”

Trenton Stables Developer Announces New Project in Kensington

Having sold their final unit in Fishtown’s Trenton Stables, boutique builders AGA Developers recently announced plans for a 19-unit project in what they are calling South Kensington.

The townhomes project, called South Square, will be on Berks Street adjacent to the Market-Frankford El and promise off-street parking, private vehicle access, rooftop decks and “exceptional curb appeal.”

The project will also include two streetside commercial spaces fronting on Berks.

“From a buyer’s standpoint, South Kensington represents the next great real estate opportunity in Philly,” said AGA’s Sean Killeen.

Time will tell.

South Square Development in the Works for South Kensington
The project will include 17 townhomes and two triplexes

Fishtown development continues to boom, but its next door neighbor South Kensington shows no signs of slowing down either. We just received word from MGC Real Estate Group that another batch of townhomes are set to break ground immediately in the burgeoning neighborhood.

Yesterday AGA Developers (the same folks behind Trenton Stables and Frankford Square in Fishtown) settled a property at 182-188 W. Berks Street in South Kensington that's currently a car lot. The development, dubbed South Square, will include 17 townhomes and two triplexes, which will each have a commercial space.

Each townhome will feature a driveway with two parking spaces, a roof deck, three bedrooms, and 2.5 bathrooms. They'll have 9-foot ceilings, hardwood floors, L-shaped kitchens, finished basements, and balconies off the master bedrooms.

The starting price of the townhomes will be about $450,000.

Leigh Calarco of MGC Real Estate Group says the Harman Deutsch-designed project will be built in four phases, with the first one scheduled to be completed in August.

We’ve seen a couple of really fun, 
outside-the-box open house events over the past year or so, and there’s another one happening tonight in Fishtown that looks to beat the impending doom caused by Friday’s snowpocalypse, and give you a chance to taste some delicious local beer. That’s right! We said beer.
