  • Collection of Association fees, posting, and bank deposits of same. 
  • Address unit owners' issues and service requirements necessary for common area maintenance.
  • Control inventory of all supplies and equipment necessary for the normal maintenance of the property.
  • Maintain all unit owners’ database, notices, resident records, and other documents pertinent to the residential database.
  • Accounts payable processing, disbursing funds for appropriate payments necessary to the operation of the property.
  • Develop and provide the Association with an annual statements and quarterly statements will be forwarded to all Executive Board members.
  • Assist Association in complying with all federal, state, and local laws, codes and regulations affecting the operation of the property and to notify owner of all known violations, if existing.  
  • Coordinate and attend annual Association Owners and/or Executive Board meetings. 
  • Onsite property inspections.
  • Initiate legal process for reasons of default of the Association documents. 
  • Negotiate, hire, retain, and monitor all vendors and contracts for service to the Association.
  • Consult with Association for all capital upgrades, insurance issues and other matters that may pertain to capital expenditures uncommon during the normal operation of the property.
  • Prepare annual budget for Association’s Executive Board approval.
  • Assist all members at the Association with questions or concerns related to the property’s governing documents, maintenance or upkeep of the property.


  • Hold the property out for lease when the property or any portion is vacant or to be vacant.
  • Collection of rents, daily rent postings, and daily bank deposits.
  • Oversee the physical maintenance of the property in order to maintain the property for optimum benefit of the owner, except normal wear and tear.
  • Address resident issues and service requirements necessary for resident relations. 
  • Control inventory of all supplies and equipment necessary for the normal maintenance of the property.
  • Maintain all residential databases: leases, renewals, notices, resident records, and other documents pertinent to the residential database.
  • Accounts payable processing, disbursing funds for appropriate payments necessary to the operation of the property.
  • Provide owners with a monthly profit and loss statement indicating reconciliation of cash receipts and disbursements, as well as other monthly supporting financial statements.
  • Assist the owner in complying with all Federal State and Local laws, codes and regulations affecting the operation of the property and to notify owner of all known violations, if existing.
  • Consult with the owner for all capital upgrades, insurance issues and other matters that may pertain to capital expenditures uncommon during the normal operation of the property.
